Stop Watching Rates. Start Watching Your Payment.

Every week, someone tells Stephanie the same thing: “We are waiting for interest rates to come down.” It sounds responsible. In reality, it is often the most expensive decision a renter can make.

The number that actually matters

The interest rate is one ingredient. The number that decides whether a home works for your life is the monthly payment: principal, interest, taxes, and insurance, measured against your income. That is affordability. Two buyers can have the same rate and completely different outcomes, because affordability depends on price, down payment, property taxes, and HOA, not the headline rate alone.

Here is the part the “wait for rates” crowd misses: while you wait, you are still making a housing payment every month. It is called rent, and it carries a 100% interest rate. None of it comes back. No equity, no appreciation, no tax benefit. Three years of $3,000 rent is $108,000 gone, with nothing to show but a stack of receipts.

Marry the home, date the rate

When you buy, the price is locked forever, but the rate is not. If rates drop later, you refinance and your payment goes down. If home prices keep climbing while you wait, that increase is permanent. In a growth market like South Florida, waiting for a slightly better rate while prices move is usually a trade you lose.

Meanwhile, every mortgage payment you make builds equity, your ownership stake in a real asset. Your landlord will happily keep collecting that equity for you if you let them.

What to do instead

Sit down with a professional and find your real number: the monthly payment you are comfortable with, and what that buys in today’s market. Sometimes the answer is “buy now.” Sometimes it is “here is the 6-month plan to get you there.” Either way, you are making a decision based on your numbers, not a headline.
